RALEIGH, NC (WNCN) – The iconic Holiday Inn in downtown Raleigh on Hillsborough Street will soon be no more.
Tidal Real Estate Partners, which acquired the property it sits on, is considering replacing this hotel with a larger hotel. This week, Kimpton Hotels & Restaurants, part of IHG Hotels & Resorts’ Luxury & Lifestyle Collection, announced the opening of a boutique hotel on the site of the current Holiday Inn.
Crews are expected to begin the project in late 2023. Completion is scheduled for late 2025.
The hotel would be part of a new 20-story mixed-use development. Tidal Partners previously told CBS 17 that the development would include:
- A hotel with 179 rooms
- 350 apartments (1 bedroom: 280, 2 bedrooms: 70)
- 7,698 square feet of retail and restaurant space
- 447-space parking lot
“Downtown Raleigh has long been waiting for a luxury hotel experience like Kimpton. The amenities, restaurants and event spaces will raise the bar for downtown hotel properties and make Kimpton a sought-after destination for visitors and local residents,” said Mick Walsdorf, CEO of Tidal Real Estate Partners.
Kimpton Hotels said its hotel would span the first six floors of the building. In addition to the hotel, three unique restaurant and bar concepts are planned, including a rooftop bar and lounge, and over 6,500 square feet of meeting and event space.
Kimpton said the hotel would include perks like morning coffee and tea service, evening social hour, “Did you forget it? We got it!” equipment program, a 24-hour fitness center, in-room yoga mats, free bike rentals, and a no-fee pet policy.

Kimpton operates hotels in Winston-Salem, Asheville and Charlotte.
