Student residence proposed for the former Holiday Inn

Zoning app seeks to convert Scottsdale Drive structure into 151 student rooms with 177 beds, as well as 13 apartments

The old Holiday Inn next to the Stone Road Mall could be converted into a student residence, documents filed with the city show.

A proposal from Forum Equity Partners, which leases the land from the University of Guelph, would see the building at 601 Scottsdale Dr undergo a series of internal renovations, as well as facade and surface parking work to become a ” student residence ”comprising 151 rooms with 177 beds, as well as 13 apartments.

To move the proposal forward, Forum Equity Partners is requesting that the property be rezoned to allow residential uses, while retaining the existing commercial zoning.

As university property, one parking space is required for five beds in the requested zoning, but Forum is requesting permission to offer space for two bedrooms.

The 2.2 hectare property sits on the northwest corner of the intersection of Stone Road and Scottsdale Drive and extends most of the way to the Hanlon Freeway.

The Holiday Inn closed in August. A previous booking website for the hotel indicated that it included 136 rooms, as well as a variety of amenities.
