The Holiday Inn Express in Lake St. Development Project Takes Its First Steps | News

OSCODA – The Oscoda Township Board of Directors has taken another step towards a project that would locate a Holiday Inn Express hotel in downtown Oscoda.

Township trustees received a letter of intent to purchase property, signed by Steve Aldridge, vice president of sales and marketing for Oscoda Hotels, LLC, at their regular board meeting on Monday.

Acting Superintendent Tammy Kline has asked the board to review the letter of intent from Amerilodge, a Bloomfield Hills-based company operating as Moniker Oscoda Hotels, LLC, to purchase the Lake Street property for $ 350,000 to build a 90-room, four-story Holiday Inn Express Hotel. The initial proposed purchase price was $ 300,000. The company has dozens of hotels in the area and was behind the recent Holiday Inn Express on the Thunder Bay River in downtown Alpena.

Township supervisor Ann Richards said that, based on her discussions, the township has invested approximately $ 500,000 over the past few years in property acquisition and demolition costs. Richards said the township “was trying to find the best use for the property” as well as to cover its costs and that they “were trying to do their best for the community.”

Economic Improvement Manager Todd Dickerson discussed a number of locations being considered for the hotel that met developers’ needs, including adequate space (around two acres), a downtown location or nearby, a site with water and sewers within walking distance of restaurants, shops and the beach.

A feasibility study included evaluating 14 block segments as possible locations for the hotel. Twelve of the 14 blocks were rated as inadequate or inappropriate for a variety of reasons, including cost of ownership and not being close enough to the beach, restaurants and shops. The two blocks that were ultimately considered the most suitable were the Lake Street and Furtaw Field property. The developers said from a PR perspective, building the hotel on Furtaw Field was not a good idea, although after being interviewed they admitted the property would meet all of their needs.

Dickerson presented some of the changes that had been made to the original plans, including increasing the number of available parking spaces to 92 by changing the access to the building. A request has been made by the developers that the design include balconies at the rear of the building.

Ann Richards said the hotel would “change the vibe of the beach park” and that she wanted “the parking lot and the beach park to circulate”. The council discussed the need to improve the facilities at Oscoda Beach Park by increasing the number of washrooms to accommodate more visitors. Treasurer Jamie McGuire said she wanted money up front in the sale to make the necessary improvements. McGuire suggested the sale price should reach $ 600,000 to cover township costs.

After discussion, Trustee Bill Palmer brought forward a motion to change the purchase price to $ 400,000. The board approved the motion with McGuire, who had asked about possible restrictions on acts, casting the only dissenting vote.

According to the letter of intent, a $ 50,000 deposit will be placed in escrow within five days of the execution of the purchase contract. Amerilodge has 45 days to complete a property inspection, including an environmental assessment, survey review and utility availability and zoning for a specified use. Contingencies include soil testing, final site plan approval, and title to the property.
